We’re Letizia Alto, MD
and Kenji Asakura, MD.

Several years ago, we were newlyweds working as full-time hospitalists. On paper, it looked like we had everything: the well-paying careers, the happy marriage, the luxurious rental home, the cars, etc.

But in reality? After years of hard work, we had little to show for it. Even with our high incomes, we had very little freedom in terms of time or money. We were working 80+ hours one week on, one week off, yet we weren’t making financial progress, and we barely saw each other.

We thought, “Is this it?” We had worked our whole lives to get where we were, to become doctors, but we weren’t living the life we truly wanted.

We decided to take back our freedom. To live life on our terms. But with a twist: we weren’t going to sacrifice our income to do it.

WE REALIZED OUR CAREERS WERE GIVING US INCOME

BUT NOT THE FREEDOM TO LIVE LIFE ON OUR TERMS.
AND WE DIDN’T WANT TO WAIT UNTIL RETIREMENT TO START.

So we looked to those other tried-and-true financial strategies for achieving FIRE (Financial Independence, Retire Early). You know,

  • Saving money aggressively
  • Working even more shifts
  • Pouring money into stock market accounts

Those strategies would get us to financial freedom... in 20+ years.

And we just didn’t want to wait that long.

That’s when we discovered the path that would get us to financial freedom in less than five years:

Investing in
Cash-Flowing Rentals.


We started by buying small multi-family properties with “hidden value” at the right price and then made them cashflow significant amounts each month while sheltering our income from taxes. Each year, we took all the income from our rentals, any savings we had, and the tax refund check we received from the IRS and re-invested it into buying more properties.

OUR BONA FIDES


Kenji is a board-certified internal medicine physician.

He completed his undergraduate degree at the University of Pennsylvania and medical school at Johns Hopkins. After medical school, his career path veered off the traditional path as he (in order): started a nutraceutical company, completed an internship at the University of Washington (UW) in Seattle, worked as a management consultant for McKinsey & Company, returned to UW to repeat his internship (yes, two internships), and completed a full residency.

After residency, Kenji went to work as a hospitalist at Swedish Medical Center in Seattle, where he worked for 12 years.

During his time at Swedish, Kenji started two companies and successfully exited both of them.

Kenji currently runs Leti and Kenji’s mutual real estate holdings of long-term, short-term, and commercial properties spanning multiple states. He is a syndication partner on over 900 units and continues to meet criteria for real estate professional status each year.

In his free time, Kenji works on various passion projects, including hiking, competing in Spartan races, becoming a home sushi chef, and raising three small children and one college-aged daughter.

Leti is a board-certified family medicine physician.

She completed her undergraduate degree at Hamilton College and earned a graduate degree in anthropology at George Washington University. After finishing medical school at the University of Vermont, Leti completed her residency at Swedish Family Medicine Residency, followed by a hospitalist fellowship.

From 2011 to late 2020, she worked as a hospitalist at Good Samaritan Hospital, Queen’s Medical Center, and Swedish Medical Center. She also co-founded a healthcare documentation company with Kenji, where she served as Chief Medical Officer from 2015-2016.

Currently, Leti divides her time between running Semi-Retired MD, real estate investing, traveling, and raising their children.

In her free time, Leti enjoys cooking, baking, meditating, fishing, and hiking.

Beyond her work helping doctors and high-income earners, Leti is passionate about empowering women leaders. She loves supporting women CEOs as they grow their real estate businesses and build other ventures of their own.
